The Athenian Riviera is increasingly emerging as an attractive destination that combines proximity to historic Athens with beaches, marinas, and a cosmopolitan character. The region's recognition has significantly increased as a destination offering more than just a city break, combining the vibrant city center with the coastal front and the islands of the Saronic Gulf. Consequently, there is increased interest from international investors in tourist residences and real estate in general, as well as infrastructure projects.
Several factors contribute to this trend. The Hellenikon, the large urban regeneration project in the area of the former airport, is expected to radically change the image of the Riviera, with luxury residences, hotels, shopping centers, and a marina, attracting high-income tourism. The Agios Kosmas Marina, also in Hellenikon, is in the development phase. There are plans and ongoing projects for the upgrade of existing marinas, such as Alimos Marina, which is the largest in the Balkans and is expected to be significantly modernized. Athens Marina (Faliro) is also in the process of being upgraded and expanded. The Attica Region is launching the New Urban Promenade of the Athenian Riviera (Aenaon), a pedestrian and bicycle path that will connect the coastal front from Kallithea to Vari, enhancing accessibility and the visitor experience.
Generally, there is an investment boom along the coastline, with renovation and redevelopment projects upgrading the area. The projects in the area focus on quality and sustainability. The new developments in the region emphasize green infrastructure, smart buildings, and sustainable transport, while there is recognition of the importance of sustainability for the development of marine tourism. Despite the development, there are challenges related to public infrastructure, such as waste management and traffic, which need improvement to support the increased tourist activity. However, bureaucracy sometimes poses an obstacle to the faster implementation of projects. Overall, the Athenian Riviera is in a phase of significant upgrading and development of marine tourism, with major investments and infrastructure projects underway. The region has the potential to establish itself as a leading destination for marine tourism in Greece and the Mediterranean.
